House Rules

**8 guest limit** This includes children. NO PARTIES, EVENTS, PETS, OR SMOKING.
- Please treat and respect our home like your own home.
- NO smoking, parties, events, messes or pets - Otherwise $250 extra cleaning fee applies
- NO extra guests other than listed on reservation are allowed. The total number of guests in your reservation applies to anyone accessing the space during your stay, not just guests staying overnight.
- Must be 25 years old to book
- NO glass containers allowed around pool area
- NO running on the wet floor after using swimming pool
- Per our HOA, Parking on street OR parking on the sidewalk (Blocking the sidewalk)-NOT allowed, Vehicle will be towed at OWNER expenses. 2 cars parking on the driveway is allowed.
- Respect neighbors and local ordinances. NO loud music after 10PM.
- Quite hours 10PM-8AM.
- Our home is Children friendly home but DOES NOT MEAN the area is CHILD-PROOF. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES.
- NO Pets allowed on the property
- NO illicit drugs allowed on the property
- NO smoking of any kind or vaping on the property
- Per our HOA, dispose all bagged trash into Brown trash bin on the left side of the house
- All recycled items should go to the Blue bin on the left side of the house
- A $150 fine from the HOA will be applied if loose items, cardboard or excess trash is left loose outside the house.
- NO daily cleaning. Cleaning will be done after checkout.
- Checkout is 10AM sharp since our cleaners come shortly after to clean and sanitize properly! If late, the nightly rate will be charged!

** Violation of these house rules will result in your booking being cancelled immediately without refund


Pool Access/info: Please ensure secure net is placed back when the pool is not in use. Children must be accompanied by an adult at all times. We offer a heated pool as a complimentary amenity for our guests enjoyment. The pool will be heated to a temperature of 80-84 degrees Fahrenheit ONLY during colder months (October-April). If guest would like pool heating, additional fees of $20/day will be applied. We will turn on the heater 24 hours prior to your arrival. Please let us know ahead of time and note that weather conditions can dramatically affect pool water temperature and can cause longer heating times than during warmer days. The pool heaters operate on a timer and are schedule to come on in the morning and go off in the evening. There will be some cooling off overnight when the air temperature drops. Most pool heaters will not operate under 55 degrees. Even if they do work at 55 degrees, they will only give a maximum of 15 degrees over the air temperature at any time. Therefore giving only 70 degrees which is still cold (85 is comfortable). Again Pool heating during colder months is a complimentary amenity offered to you and your family. However, a warm pool is not guaranteed through the colder months so please forewarn. Additionally, Please be aware that pool heaters have electrical and mechanical components that can sometimes malfunction and are completely beyond our control. That being said, No refund will be given if the pool heater is not working. Lastly, a pool weekly maintenance may occur during the stay.


BBQ Grill: use only on the property, 3 feet away from the house, in the open and Do Not use it inside the house or in the garage. Once done using the grill, please make sure to turn it “OFF”. Grill grates must be cleaned prior to check out otherwise a cleaning fee of $250 will be charged as an extra cleaning cost. A propane tank is a complimentary addition with no extra charges. A refill or additional tank are the responsibility of the guest. Any misuse or abuse of the propane tank or the grill will be applied to the guests as $250 damage fees. Please use designated barbecue utensils and not the kitchen tongs.

The Guest is responsible for the property during the rental period and is expected to take reasonable care of it. It is prohibited for any household item to be removed from the house. This includes but is not limited to: dishes, glasses, mugs/cups, bake/cookware, trays, pillows, linens, towels, pool toys or pool chairs/loungers. Any breakages or damage must be reported to the Host immediately. At the end of the rental period, all kitchenware must be clean and put away in its original place. The property must be left in a reasonable condition for the cleaners. In the event of any breakage, loss, damage or additional cleaning, the Guest will be liable for the additional costs. Host shall not be liable to guest or any other person for any injury, loss or damage to any person or property on or about the property. Host shall not be responsible for the loss of or left behind personal belongings or valuables. Guests shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by use or misuse or abuse of any part of the property and from or against any omission, neglect, or default of Guests or any invitees.

Our private home with a pool has the entire back area enclosed - however, bugs and mosquitoes can sometimes be present. We recommend you to have some bug spray handy to apply and always make sure to keep doors, windows, patio doors closed at all times. Our properties is sprayed regularly for pest control; however, especially during the wet season (May-August) we may experience a dramatic increase in bug activities. In addition, ALL ponds, no matter how small, are usually inhabited by alligators. Please be extremely careful and do not let children get close to the water's edge.

Payment Policy

Payment with credit or debit card via Stripe, 20%
down plus security/damage deposit 7 days prior to reservation.
the rest of 80% payment due 30 days before arrival or check-in.
3% Processing fee (via Stripe) will be applied to the credit/debit card payment.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

Rental agreement is required to be completed and a driver license or identification (ID)must be provided.
